Case Study – Loft Conversion

Location: Marlbrook, Bromsgrove, Worcestershire.

Requirement: Over Garage Loft Conversion.

Project: To convert wasted roof space in garage into an adjoining dressing room, walk in wardrobe & en-suite bathroom, from the master bedroom.

Pre start:

Erect scaffolding front & rear & provide skips.

Erect a secure tower within the garage.

Erect tarpaulin covers outside for customers garage contents.

 

Initial stage:

Remove the existing roof tiles and underfelt.

Remove all the existing A frames and roof structure.

Put into place 3 main 9×4 4mtr purling timbers.

Put into place 7×2 roof trusses & bolted ceiling timbers to create a vaulted roof.

At the rear fix 2 velux fire escape windows at appropriate positions.

Re-felt using breathable felt, & re-tile using existing & new tiles & new lead flashing.

 

2nd stage:

Create a new framework of 7×2 timber along with floor joists @ 450mm centre’s.

Lay 18mm P graded tongue/groove flooring.

Lay all new wiring & pipework.

Affix 100mm fire retardant kingspan to garage ceiling.

Reboard & skim.

 

3rd stage:

knock through to bedroom with an small but idealic archway.

Build stud walls to divide up the room.

Affix 100mm fire retardant kingspan between all joists.

Affix 30mm insulated plaster boards to walls & ceilings.

Proceed to tile the en-suite floor & walls.

Fit a shower tray, shower, screen.

 

4th stage:

Designed & made by ourselves, provided and fitted bespoke en-suite furniture, & sanitary & brassware.

Again provided & fitted our bespoke dressing room furniture, with bespoke walk in wardrobe.

Most the furniture was made deep enough to fit under the eaves of the purloins, so creating vast space inside but given the appearance of slimline units.

The walk in wardrobe having ample space for storage above, but providing floor & wall mounted 50mm chrome hanging rails throughout.

 

5th stage:

Redecoration throughout followed through into the master bedroom.

The design build was our intention for the customer to benefit at a later date, of having access to a toilet & utility room with a knock through from the dining room, with floating floor & a stud wall dividing the garage.

All this is now possible because of forward planning on our behalf, and covered under the building regulations with a Part P Certification.
